Signs You Need a French Drain in Your Crawl Space

While every home is different, the following signs indicate that it may be time to install a crawl space French drain:

  • Pooling Water: The main reasons for water pooling after a heavy rain include inadequate drainage systems, improper grading around the property, blocked gutters or incorrectly directed downspouts, and dense clay soils that hold moisture.

  • High Humidity: Persistent high humidity levels in your home may suggest inadequate drainage. Typically, the humidity in a crawl space is expected to range between 30% and 60%; however, the one's I've been in renge from 50%-90% and this can fluctuate based on factors such as location, heat and humidity.

  • Mold and Mildew: The presence of mold and mildew in crawl spaces are common yet significant issues. These fungi thrive in damp, poorly ventilated environments, making crawl spaces a prime breeding ground due to their inherent conditions.

  • The presence of organic materials, such as wood, insulation, and dust, further exacerbates the problem, as these serve as nutrient sources for mold spores.

  • Cracked Foundation: Foundations bear the weight of the entire structure, and when they develop cracks, it can result from various factors, including shifts in the soil, hydrostatic pressure, excessive moisture, or improper drainage systems.

The Importance of Crawl Space Waterproofing

  • Preventing Mold and Mildew

  • Safeguarding Structural Integrity

  • Enhancing Indoor Air Quality:  Normally, the humidity in a crawl space should be between 30% and 45%. Yet, due to varying heat and humidity, crawl space humidity can soar to 50%-90%, fostering an environment conducive to mold and mildew growth.

  • Boosting Home Value: A well-maintained and waterproofed crawl space can enhance your home's value and appeal to potential buyers. Waterproofing may result in a 30% return on investment (ROI).

  • Pest Infestation: Several types of pests may find their way into your crawl space, each posing unique risks:

  • Rodents: Mice and rats often nest in crawl spaces, becoming a nuisance by chewing through insulation and wires, contaminating the area with droppings, and leading to costly energy bills.

  • Termites: These wood-destroying pests can cause significant structural damage if left untreated. They thrive in moist environments and are attracted to the smell of mold; they often make their homes in crawl spaces.

  • Insects: Ants, spiders, and other insects are frequently attracted to crawl spaces, particularly when there is a food source present. Decaying organic matter and favorable environmental conditions often serve as primary food sources for many insects in these areas.

Key Components of a Crawl Space Drainage System

1.  Water Management System: We dig a trench around the perimeter of your crawl space, line it with geo-textile fabric to avoid clogging, filled with gravel to facilitate water flow, and equipped with a perforated pipe to divert water away from your crawl space.

2.  Drainage Matting: Crawl space drainage matting (MiraDRAIN - dimpled plastic matting) is placed beneath the vapor barrier on the floor, extending 6 inches up the foundation wall and 6 inches over the floor. This drainage matting creates a gap between itself and the wall, with the dimples helping to channel water flow from the wall to the crawl space drainage system, ensuring efficient water management.

20 mil thick polyethylene plastic vapor barrier for basement

3.  Vapor Barrier: A Heavy-duty polyethylene plastic sheets, 20 mil thick, is installed on the crawl space floor and walls to prevent moisture entry. This work in conjunction with the drainage system, which is essential for maintaining dryness.

Sump pump installation in the closet

4.  Sump Pumps: Essentially, a sump pump is a specialized device installed in a pit, or sump basin, dug into the lowest part of the crawl space, functioning primarily to prevent flooding and excessive moisture buildup.

When rainwater infiltrates the crawl space or when the water table rises, the sump pump is activated, automatically collecting the excess water that collects in the pit.

Once the water level reaches a predetermined height, a float switch triggers the pump to begin its operation, drawing the water out of the crawl space through a discharge pipe that directs it away from the foundation of the home.

5. Insulation: You can seal your crawl space to eliminate air gaps and reduce heating and cooling costs by using these two methods.
